What is Grading and Why is it Important?

When a piece of property is developed typically there are surveys by engineers designed to channel water away from structures and route it safely away where it can be absorbed by natural elements or man-made solutions like French Drains, Storm Water Drains, and more. Grading is essential in protecting your property, but site grading is essential to maintaining the land long term. Site Grading is essential in preventing water from pooling around the base of your structure and seeping into your foundation. Engineers develop grading plans to pinpoint the problem areas and highlight the possible limitations required by the State.

How can Ohio Homeworx Aid your Drainage?

Water intrusion is one the the hardest things to prevent without proper drainage to keep water away from your foundation. Depending on your property you may have several different options to improve the drainage with grading as well as solutions like French drains, gray water drainage and more. Our goal is to fix any foundation issues and prevent opportunities for future damage.
We will primarily be installing French Drains (interior with sump pump and exterior), Surface Drains coming from gutters and downspouts to collect roof water and dispense storm water away from foundation, light soil grading to deflect and divert storm water away from foundation. All drainage will be installed to help prevent water intrusion, erosion and foundation failure. In severe cases we will perform a single component polyurethane injection into the soil around and below the perimeter of the structure. Unstable, eroded, or loose soil around a structure can result in settlement and damage to the structure. Voids can be filled, soil consolidated, and water migration halted by permeating the soil with one of the our series products of ultra-low viscosity polyurethane resins. Once the bearing capacity of the soil has been increased with this process, then the structure can be lifted if necessary.
